While the actual sale price of the Sutton Forest property, offered by Kathy Roche, has not been disclosed, the residential land portion of the property was listed for sale by Webster Nolan Real Estate at a price of $5.1 million.
It is understood that the remaining 42 hectares (102 acres) of land has also been contracted.
Araluen has been described as ideal for cattle and horse farming, and is currently home to a herd of Angus cows and calves.
The securely fenced arena features appropriately sized dams, with Wells Creek running through the entire property.
Araluen is also renowned as the venue for the prestigious Berrima Three-Day Event.
The event and course were designed by Dr. Vincent Roche, the son of John and Kathy Roche, and have received support from numerous Olympic-standard and renowned riders.
Kathy and her late husband, the renowned Dr. John Roche (OAM), purchased two adjacent high-quality agricultural properties in the 1970s and named them Araluen.
From the outset, they planted a variety of rare tree species, which now line the driveway, providing shade and shelter for the house and gardens, as well as offering excellent windbreaks along the arena fences.
Araluen is a two-story, five-bedroom brick residence, built in 1976, proudly standing amidst lush trees and blooming gardens.
